Case #1

The Rice and Jesswein Families owned and operated two mobile home parks. They decided to exchange the two manufactured home communities for something the required less management, a better return on their investment, and regain depreciation that they no longer had.

Result

Not only did they increase their yearly income by 33%, but they also get to keep more due to depreciation on their new investment. Also in the transaction, the time spent managing 78 tenants werereduced to one. The property they now own is worth more than three
timestheir original investment.

Case #2

Evans Properties own and manages four manufactured home
communities in California and Arizona. They decided to sell their
last community in California and centralize everything in Arizona. The
most important factor in deciding to sell their community in National City and exchange into Hacienda Solano was the lack of depreciation in their current investment Bonita Vista.

Result
